So, this morning, happy Sunday everyone. I am at my new listing in the um Sheffield neighborhood and I'm so excited because uh this one just hit the market 48 hours and we're under contract and even though my seller did an awesome job renovating this home, I just want to show you that we just had it staged beautifully by Lakeland Staging and I just want to show you how cute it is. Okay, so when you first walk in, you have this little landing here. How cute is this with the rug and then that goes downstairs to the fourth bedroom or playroom. Okay, so you come upstairs and you see the kitchen and look how cute that dining room looks. And then look how cute this living room looks. What a difference a rug makes. and a sofa. And look how pretty the pillows are. Like just it just they just turn a property into a home. So cute. And then I love this little arrangement here. And um just little accessories like that and that. Just so cute. And then look how cute the bathroom looks. Some artwork in the hallway. Another bathroom. When I first put it on the market 48 hours ago, we've had around seven showings. Molly Simpson on my team did an open house and she had around four families come in. So because of all that activity, I am here now to just make sure that um everything's locked up, everything looks good because we had so much traffic because that's what I do as the listing agent. Also, it's not just about staging a home that makes it go under contract within 48 hours. I must say the mortgage rates went down. They were down like 5.99% um Friday before they went up a little bit more to 6.06. 06. So buyers are back. I've had so many showings on my other listings as well. So that has caused a frenzy as well. Also, the home needs to be movein ready. Um with all the nice upgrades, this one has everything updated within the last six years, like roofing and air conditioning and all that. Buyers are looking for that. So um it's not just about staging. There's other things. and also um photography, videos and things like that and positioning the home to show the best and to do the social digital marketing that I do to target the most buyers um to see this property.
